Key Responsibilities
Operation & Monitoring
- Operate and monitor HVAC, air-conditioning, and ventilation systems.
- Ensure optimum temperature and humidity levels in offices, control rooms, and technical facilities.
- Monitor equipment performance and identify abnormalities.
Preventive Maintenance
- Perform scheduled preventive maintenance of HVAC equipment.
- Clean and replace air filters, belts, and coils.
- Check refrigerant pressures, compressor performance, and electrical parameters.
- Inspect condensers, evaporators, ducts, and air handling units (AHUs).
Breakdown Maintenance & Troubleshooting
- Diagnose and repair faults in air-conditioning and refrigeration systems.
- Attend breakdowns promptly to minimize downtime.
- Troubleshoot electrical and mechanical issues related to HVAC systems.
- Repair or replace defective components such as motors, capacitors, contactors, thermostats, sensors, and compressors.
Equipment Maintenance
Maintain and service:
- Split air conditioners
- Window air conditioners
- Packaged AC units
- VRF/VRV systems
- Air Handling Units (AHUs)
- Fan Coil Units (FCUs)
- Chillers and cooling systems (where applicable)
- Ventilation and exhaust systems
- Refrigeration units and cold rooms
- Control panels and HVAC electrical circuits
Energy Management
- Monitor energy consumption of HVAC equipment.
- Recommend energy-saving measures and operational improvements.
- Ensure efficient operation of air-conditioning systems.
Safety & Compliance
- Follow electrical safety and HVAC maintenance procedures.
- Use PPE and safe work practices during maintenance activities.
- Handle refrigerants in accordance with environmental regulations.
- Follow Lockout-Tagout (LOTO) procedures when required.
Documentation & Reporting
- Maintain maintenance logs and service records.
- Record refrigerant charging, repairs, and inspections.
- Prepare breakdown and maintenance reports.
- Report recurring issues and spare-part requirements.
Coordination
- Coordinate with E&I, civil, and administration teams for HVAC-related works.
- Supervise contractor activities related to air-conditioning maintenance when assigned.
- Support office and control-room facility maintenance requirements.
Required Skills
- Knowledge of refrigeration and air-conditioning principles.
- Ability to read HVAC and electrical drawings.
- Troubleshooting of compressors, motors, thermostats, and control circuits.
- Familiarity with refrigerants, pressure gauges, vacuum pumps, and testing instruments.
- Basic electrical maintenance knowledge.
- Good communication and reporting skills.
Qualification
- ITI in Refrigeration & Air Conditioning (RAC) / HVAC Technician.
- NCVT/SCVT certification preferred.
- Diploma in Mechanical/Electrical Engineering is an added advantage.
Experience
- 2–8 years of experience in HVAC maintenance, industrial facilities, commercial buildings, steel plants, power plants, or large office complexes.
- Experience with centralized HVAC systems and control-room air conditioning preferred.

- Breakdown response and resolution time.
- Preventive maintenance compliance.

- Safety compliance and housekeeping standards.
- Occupant comfort and service quality.
Working Conditions
- Office buildings, control rooms, substations, and plant administrative areas.
- Rotational shifts or general shift depending on plant requirements.
- May require emergency call-outs during equipment breakdowns.
Typical Daily Activities
- Inspect HVAC equipment and operating parameters.
- Check filters, refrigerant pressures, and electrical connections.
- Attend service requests and breakdown calls.
- Perform preventive maintenance as per schedule.
- Record maintenance activities and update logs.
- Coordinate with users and supervisors regarding HVAC performance.
